  • Ideally looking for 12 month contracts -but ability to give 3 months notice at any point in the year with small fine (less than a month's rent) which diminishes as more of the contract is honoured (full details available). Compared to the normal 12 month contract where you are liable to pay the full year's rent, this is another great advantage of this place. If the landlady find someone suitable to fill your room sooner than the three months notice, then you are welcome to leave earlier if you want to.

General points:

Large, private garden -not overlooked on any sides -a variety of trees & wildlife.
When in season, there is cherry blossom and jasmine everywhere (& more cherry blossom in the neighbour's garden which our balcony overlooks). Lots of birds and squirrels to watch.
 
Balcony (also not overlooked by anyone) with beautiful view of neighbouring gardens (more cherry blossom in our neighbour's garden) and general greenery (variety of trees).
 
Semi-detached house
so no house on one side of ours = less noise from neighbours and more privacy.
 
No house overlooks our house and so you can be near any of the windows without feeling like people are passing or looking in from another house, etc.
 
White room for rent: Convertible bed (can be a single, king or twin beds).
 
Green room for rent: Double bed -luxury memory foam bed (the bed alone cost £1000+).
 
The flat is very spacious (1069 ft + garden)
and over four floors so you don’t have to listen to your flatmate on the phone, etc, through the shared wall!
 
Large, stylish open-plan kitchen and living room.


If you want a peaceful house where you can have uninterrupted headspace and sleep then this is the place for you:

1) Very quiet location -you won’t hear traffic, etc.
2) Semi-detached house so no neighbours on one side (& ones on the other side are fine)!
3) Quiet, considerate flatmates (we will all wear headphones rather than forcing others to listen to our music, etc -unless of course we are all socialising together & all want music, etc).
4) Each room is on its own floor meaning you won’t be listening to your flatmate on the phone, etc, through a shared bedroom wall.
5) Apart from socialising with each other, we tend to keep most of our social life outside the house so we aren’t disturbing each other (fine to have friends round sometimes of course).

Kitchen:

  • Large kitchen which also has a living room area including large, comfy sofa, large smart TV, dining table and chairs, 4 stools so as to use the kitchen bar.
  • All the modern appliances anyone would want in a kitchen plus more.
  • Stylish, rustic but modern new kitchen with large bi-folding doors which open up to a sea of greenery and balcony (which leads down to the garden).

  • Large Garden: A fully grown, very private, beautiful garden.
  • No neighbours looking in from every angle as is the case with most London gardens. (Complete privacy: semi detached house so no-one on one side, greenery keeping the garden private on the other three sides so you can sunbathe, or chill, in private)!
  • When in season, there is cherry blossom and jasmine everywhere (& more cherry blossom in the neighbour's garden which our balcony overlooks). 
  • If you like nature, greenery, British wildlife, squirrels, birds, occasional foxes, etc, gardening or just privacy and fresh air then this is the place to be!

  • Zero gravity rocking sun lounger

 Since this is my home, and I live in it (live-in landlord), the house will keep having improvements and luxuries like the jacuzzi added to it -not the case for most rentals! It already has numerous luxuries that most rentals wouldn’t have.

Balcony:

Enjoy a great view over various gardens with an after-work drink. The area is very quiet and great for relaxing -you can also watch the squirrels & various birds which are always around... Deck chairs (6 available) and table. 

Living Room (turquoise):

Living room area as part of the open-plan kitchen. Bi-folding doors open up to the balcony and a sea of greenery (the stairs leading down to the garden are here).  I've now moved the second table by the bi-folding doors to create more space but it can be returned if preferred. Some people have suggested they would rather have TVs in their rooms and another dining table or more sofa chairs here and I'm open to moving things around according to flatmates preferences.

The smart TV has a virgin player package with a wide range of recordable channels, plus the option to watch via apps like Netflix. Super-speed internet.

Green Room to rent with garden view:

  • Large, comfy double bed. This is a luxury bed that cost over £1000 -it is top quality memory foam (and there is even a full body massage function)!
  • On your own floor away from other bedrooms.

Storage:

  • Stylish, matching 3-piece furniture set: 1) Cupboard
  • 2) Chest of drawers
  • 3) Bedside table with light.
  • Storage drawers under the bed.
  • Desk drawers.

White Room to rent

Convertible bed: single, twins or king size -various photos below.

With garden view:

  • New, very comfortable, convertible bed -this converts to either a single, two twin beds or the twin beds can be pushed together to make a King size bed (extra duvet & king sized sheets available to cover the gap).

  • The ultimate in flexibility and, according to your mood, you can have more room space or a larger bed or use one twin bed as a sofa/for your stuff and one as a bed.

  • The room is away from all of the other rooms in the house and on its own floor so even more privacy and peace. 

  • Lovely view of various green gardens and beautiful trees, (private, no other houses look into your room). You can watch squirrels and a wide range of birds from your window.

  • There is sink in this room (and new under sink cupboard) no need to share the bathroom sink. (The bathroom is steps away, not en-suite but not far off! Shower and bath available).

They live in part of the kitchen & most of the time you won’t even know they are there -they are happy to make new friends, though unobtrusive/will do their own thing if you aren't interested.

Also open to flatmates keeping quiet pets in the large garden & unobtrusive pets in their room (fish, terrapins, great bearded dragon, etc). I’m afraid indoor cats and dogs aren’t an option due to my rabbit and as the potential second lodger/flatmate may not want them. Only friendly and quiet pets considered.

From Brixton, you only need one bus to get to the house -this goes from directly outside Brixton tube to a stop 30 seconds walk from the house -the whole journey takes 15-20 mins.

BUSES:
Plenty of buses - the bus referred to above is a ten second walk from Brixton tube and a 30 second walk to the house. The bus is not on the same road as the house and there is next to no traffic or air pollution on the road the house is on). The bus takes 15-20 mins to Brixton in the day, 15 at night. The bus goes all night.
 
There are also various other buses (day and night buses) within a few minutes walk of the house so the house is very well catered to by public transport.

LOCAL SPORTS & GYMS:


There are loads of great gyms, sports clubs and exercise-related facilities in the local area -some which have just had multi-million pound renovations (Dulwich sports club,   Crystal Palace National Sports Centre,     West Norwood Health and Leisure Centre,  Virgin Active, etc, etc, etc).

If you're into yoga then The Shala Centre a few minutes away in West Norwood is famous, there's also plenty of other yoga & other class centres locally eg in Crystal Palace and even some classes in the same street as the house. I can't write an exhaustive guide here but I can give more details if interested.

Loads of local parks. 35 park areas within a 15 minute drive of the house and many huge, beautiful parks within walking distance.

SHARED FLAT -I AM/YOUR FLATMATE IS:   
  •  I'm Natasha, 36, easy-going, considerate. Love animals, travel, theatre, learning. Happy to have a video chat or telephone chat so can find out more! May be traveling in 2019 so may or may not be around. 

 LOOKING FOR:

  • A non-smoking flatmate (including vapes & smoking outside) who is not noisy, is generally considerate, clean and tidy in communal areas. 
  • Apart from these points I'm very laid back and open to any flatmates, any age, gender, sexuality, religion, nationality, profession (well most), etc, etc, etc.
 
  • Monday-Friday/part-time flatmates or full time.
  • Short term or long term. Long term /12 months preferred but you are able to give notice at any point in the year -so this is far more flexible rental than most 12 month contracts. There is a small fee for early cancellation -ask re details.
I’M A LIVE-IN LANDLADY WHICH HAS SEVERAL BENEFITS:

1) I am immediately available if there is an issue or request (no need to wait a week to hear back from a landlord about a broken boiler, etc).

2) I care about the house so keep it tidy and am constantly re-investing money into it -so it's somewhere that will keep improving from the day you move in (e. g. I want to get a second fridge so we all have more room, etc), with most tenancies the house will not have anything added.

3) You save hundreds on agency fees (which cost on average £350-£500 extra). E. g. I know a tenancy reference company that charges £47 whereas agencies charge £120-£220 for the same thing.

4) I am keen to/careful to keep the dynamic equal and fair however and, anything I ask of flatmates, I am prepared to do myself e.g. I will put on headphones if I want to play loud music, etc, and I've been told I am a very considerate flatmate (I went to a boarding school for 7 years, often sharing rooms with up to 12 people, and I didn't have an argument with anyone in the entire time so I think that proves that I am very easy to live with)! With this being my home, I am keen to have flatmates who become friends. I've written a detailed contract so that any requests/house rules I have (e.g. no candles as fire risk) are known from the start with no surprises!  

5) Instead of being locked in for a year, as with normal tenancy contracts, it’s possible to give three months’ notice (and can be less if I find a suitable replacement flatmate and if you want to leave earlier, small charge applies). If you know you want a short term rental then please let me know however verses signing a 12 month contract, short term is considered.
SOCIAL:
 
I'm a friendly and easy-going person and looking for someone who will be the same so we can have a relaxed, friendly and homely atmosphere.
 
I believe that if we are all neat in the communal areas, are not noisy so as not to disturb any flatmates who want to be quiet, and are all generally friendly -however briefly (a quick "hi -how was your day"? etc, verses silence -!-) -then this should be very easily attainable -and whether we end up best friends, friendly acquaintances or something in between is fine. I hope we will be good friends though but no pressure :)
 
I'm open to seeing what happens organically and what suits you/us in terms of socialising
together -obviously I'd love to become good friends but I also respect that some flatmates prefer alone-time in the evenings to recharge, or are very busy with work or their own social life, and I'm respectful of people's need for privacy. (I have my own social life & work some evenings, etc, so I'm not a needy flatmate with expectations). I'll probably rather let you set the tone or just see what happens organically.
 
(Some ads/people looking for rooms make it clear that they want to eat together every single night, etc, which to me seems rather heavy duty for both parties so rest assured there is not that kind of pressure to be a companion however I would hope that we would be friends and we may all love having some meals, BBQ's and drinks together, etc, and we may form a great friendship and that’s great too). As long as everyone is friendly and considerate of each other, I’m sure any variation could work -we will just see what happens organically!
